DESIGN - BUILD CONSTRUCTION SERVICES

This method of construction allows the client to enter into a contract with D.G. Granade, who will then contract with a team of design professionals as consultants. This method is used to minimize the risk of the project for the client as well as reduce the overall project schedule by overlapping the design and construction phases of the project. This process allows a “team” approach to the project with D.G. Granade providing a single source for the design and construction of the project. The communication is greatly enhanced through this process and the client receives increased accountability from D.G. Granade, as well. This method also allows D.G. Granade to provide value engineering and design alternatives throughout the process to ensure that the quality of the project is not compromised while maintaining the project budget. A guaranteed maximum priced is developed for this type of project during the design phase.

DESIGN - BID - BUILD CONSTRUCTION SERVICES

This method of construction has the client working directly with the architect and design team with no input from D.G. Granade. The design is completed with drawings and specifications, which have been thoroughly reviewed by the client and architect, and the project is put out to bid. This process allows the client the ability to receive and review bids for the project and generally award the project based on the lowest bid by a qualified contractor. Should the project design cause the project to come in above budget, the client can then elect to revise the design, abandon the project completely, or enter into a contract with D.G. Granade, who will then assist in reducing costs through the value-engineering process. This method of construction often results in general contractors bidding the project to have a “cheaper is better” mentality, thereby reducing overall quality of materials in order to secure the project as it becomes purely cost driven through this method. There is also very little opportunity for input in regard to value-engineering alternatives with this method. This method is generally more costly than either design-build or design-assist and generally takes longer to complete the project.

DESIGN - ASSIST CONSTRUCTION SERVICES

This method of construction allows the client to enter into a contract with D.G. Granade as the contractor for the construction and into separate contracts with the architect in order to maintain ownership of the design documents. This method is similar to the design-build approach with D.G. Granade providing value engineering suggestions, budgeting and constructability reviews throughout the design process. This allows the project to remain within the client’s budget and schedule while D.G. Granade helps ensure that the project meets the needs of the client. A guaranteed maximum price is developed for this type of project near completion of the design phase.

PRE-CONSTRUCTION AND CONSTRUCTION SERVICES

D.G. Granade pre-construction services are included in all design-build and design-assist projects. Pre-construction services include design meetings and constructability reviews, construction cost budgeting and estimating, value-engineering, and sub-contractor trade bidding and qualification reviews.

By far the most significant benefits of this self-performed work are the ability to dictate the pace of the job. Another important aspect of our self-performed work is the ability to provide the customers with a final product that we know is of the highest quality. As the general contractor, we are obligated to carefully analyze the subcontractor’s and supplier’s qualifications and recommend using the lowest bidder with the highest qualifications to perform each and every section of work. By combining this service with our self-performed work, our customer will receive a high level of overall quality along with the use of strict cost and schedule control measures used on their project.
